About Regency Park

PROJECT

A 59,300 square foot garden office development consisting of nine single story buildings with 4:1000 parking ratio and a one acre amenities lake, near the southeast corner of League City Parkway and Hobbs Road, in League City, Texas. The amenities lake will retain the onsite detention with approximately four feet depth of water at all times. There will be two aerator fountains shooting water over 20 feet in the air and a floating platform that will be out in the middle of the lake with a trellis for shade cover and picnic style seating arrangement to accommodate up to 20 people. There will be two building types. Type A will offer 6704 SF and Type B will offer 6445 SF. Type A buildings will be the four exterior buildings. Type B buildings will be the interior buildings. The sales of the space will be based on a first come first serve basis, in increments of approximately 1600 square feet. Phase I consists of 26,298 SF. Phase II consists of 33,002 SF. The construction will be completed to “shell” product of the first four buildings.

LOCATION

The site of this project is located in League City, Texas. Adjacent to the east of the property is a Verizon Telecommunication office building. Across the street to the north is THE PERRY FAMILY YMCA. To the south of the development, is the brand new Sedona Subdivision consisting of approximately 900 homes, of which 300 have been built and sold, with a sales velocity of eight homes a month. To the west of the property is Bauerschlag Elementary School. There is also a Fire Station and Emergency Medical Services Facilities to the west of the site. Less than a half mile to the east is the Calder/96 exit off of Interstate 45. This location is very well suited for this style of offices. The amount of new construction, as well as freeway access in the immediate area has created a demand for this use and our product.
